DREAM POSSIBLE PROGRAM

3.5% Down Payment

If you’ve been turned down for a traditional mortgage program, or if you have an ITIN number, you may still qualify

With the DREAM POSSIBLE Program, owning a home is within reach.

Is tailored for working families who do not qualify for traditional financing but want the opportunity to secure a home now. It is available to U.S. citizens, as well as individuals with an ITIN Tax ID, permanent residents, work permit holders, and DACA beneficiaries.

Requires a down payment of only 3.5% of the sales price providing consumers the opportunity to secure a home with little to no money out of pocket.

The program uses the average deposits of the most recent 3-month bank statements for self-employed homebuyers.

Bankruptcies - Chapter 7: Eligible if the bankruptcy is discharged at the time of closing.

For W-2, homebuyers’ recent raises or new job offers are o.k. to use as qualifying income.

 Offers a fixed interest rate and a repayment term of 40 years.

WORK PERMIT PROGRAM

3.5% Down Payment

Have a work permit? You can qualify for a home!

The Work Permit Program  is designed for individuals with a Social Security number issued through a work permit, asylum, or similar authorization, who want the opportunity to secure a home now but cannot get DU approval on a conventional loan or need a higher purchase price than the conventional maximum DTI allows.

Requires a down payment of only 3.5% of the sales price, allowing buyers to purchase a home with little out-of-pocket expense.

 Offers a fixed interest rate.

Self-employed borrowers can qualify with either two years of tax returns or 12 months of bank statements.

For W-2 employees, recent raises or new job offers can be used as qualifying income.

FHLB GRANT PROGRAM

 $17,500 or $20,000

FREE MONEY! To help with your down payment or closing costs. FHLB grant funds access is exclusively for VIVA Home Loans, giving you access to more grant money available to you for a much longer time than with other lenders, whose funds run out much sooner!

FIRST TIME HOMEBUYERS: GRANTS UP TO $17,500

  • Implemented to help more first-time homebuyers achieve their dreams of homeownership.
  • Eligible first-time homebuyers can use these funds to reduce principal or to help cover closing costs, down payments, and/or rehabilitation costs.

COMMUNITY PARTNERS: GRANTS UP TO $20,000

  • Designed to support vital members of the community who help others for a living.
  • Home purchase assistance provided to current or retired law enforcement officers, educators, health care workers, firefighters, other first responders, and employees of those groups, veterans and active-duty military, or their surviving spouse.
  • Both the first time home buyers and repeat homebuyers may be eligible.

100% FHA FINANCING

The 100% program is aimed at assisting as many homebuyers as possible in achieving their dream of homeownership through a 3.5% Down Payment Assistant (DPA) program

Program Guidelines Summary

The down payment funds will be financed as a second loan based on the property’s value/purchase price. To qualify for this DPA, the term of the second trust loan is 10 years and can be paid off at any time.

First Mortgages - FHA 30 year fixed

Second Mortgages - 3.5% of the sales price or appraised value

DTI Ratio - 56%

Credit - Minimum FICO score 600

CONVENTIONAL PROGRAM

1% Down Payment

With the 1% Down Payment Conventional Program, owning your home is possible with a minimal investment.

  • Requires DU or LP approval

  • Verification of employment and one month pay stub only; no tax returns or tax transcripts required.
